  • Wide Range of Prices: Prices per square meter in New Cairo vary significantly, starting as low as EGP 60K and reaching as high as EGP 240K. Ultra-luxury projects like W Residence are priced in USD (~EGP 437K), showcasing the variety of property types available, from more affordable residential units to high-end serviced apartments and hotel apartments.
  • Mid-Range Dominance: A majority of the projects fall within the EGP 75K to EGP 125K per square meter range. These projects, developed by companies like Dorra and Al Marasem, offer a balanced mix of affordability and luxury.
  • Premium Segment Growth: The trend of serviced apartments and hotel apartments is increasingly shaping the high-end segment. Projects like WBR by Waterway Developments and Aljazi by JW Marriott highlight the luxury shift, with prices surpassing EGP 160K per square meter.
